WHY are you SELLING your home now during Covid 19?

I had a seller call who was shaken to the core. Her voice trembled. Once she calmed down I was able to understand her better. She was just yelled at because she needs to sell her home. Why would someone yell at her? That is what i wanted to know. She said she got on the Internet and looked for the biggest agent to assist her. As she explained to the agent what her needs were, the agent berated her for not waiting until the pandemic was over. To stay home like ordered....

 

It appears she called the wrong agent, as a good agent helps, not hurts. I listened to her as she explained her situation. They need a bigger home. She got engaged and will be merging her family of 3 kids with his family of 3 more kids. She has a condo. He has a small single family. They need to sell both of them. They then need to find a large home within their price range. She wants to do this before they get married. She also wants all the kids to see and approve the new home.

 

I was getting a better picture. There was many parts of this puzzle as they need to time the two sales and the purchase. They need to sell the 2 homes before they can buy. They cant buy until they sell though. It was a lot to take in, however it was certainly doable.

 

She then asked about the virus. She does not want to leave the house. She does not want people coming into her home. Now i was seeing why this other agent may have yelled at her. However it is my job to work things out. To give them options and a solution. 

 

 

IN SUMMARY, there a couple of solutions i put forth. The best solution would be to start the process but wait on actually listing the homes until we get a better idea of what the virus is doing. Here in NH the infections are in decline. Better days are coming which gave her hope. We can start the process by getting pre approved for the mortgage. By seeing both homes and getting them ready to sell. By checking neighborhoods to see where they want to live. Then we can go full force when she is ready. 

 

IN THE END both he and she were happy with the plan. He wanted to do it now but she wants to wait. They are also planning a wedding and they have their hands full. They thanked me for my understanding and patience. They then thanked me before being nice to them. They knew they were in good hands.

I must admit I am perplexed and actually had to part ways with a past client yesterday who demanded me scrub down their house after each showing, cut my commission and supply face masks, booties and gloves to every showing attendee. The past client doesn't even live in the house but was sure this was the only way to keep her house safe.

my suggestion was to wait and see how long this situation goes on since They don't have to sell but she was insistent with no negotiation...

Hello Scott - listening matters.  And it matters a lot when looking towards finding the truth and the reason for anything including a planned move. Good for you and shame on that other agent.  Maybe it was just a bad day or some other unfortunate circumstance that lead to this occurrence which, of course, shouldn't happen.

Listening seems to be a skill you have in buckets, or spades as we used to say, but i don't know why as it makes no sense. Anyway I digress. Often by listening we understand the situation better and only by listening can we develop a plan.  Maybe the big agent only has one plan and obviously he is not good at listening. Well done.

Hi Scott- what a shame that the agent raised her voice to the seller and that the seller had to go through this. What she needs is a level-headed agent who will listen to her and suggest ways they can help...just like YOU.

That was very good, practical advice.  So often people say "I'm ready to sell" but don't understand that it is a process!!  With many steps!! By having patience and talking her through it--she now knows the best route to take.

Good for you for being the voice of reason.  All too often home sellers are stressed about moving, let alone selling 2 homes and planning a wedding with 6 kids in the middle of this mess!  Yikes!
