Should I wrap everything in plastic to keep my home safe when selling?

Put on a helmet and take  a journey with me.  I met a family who needs to sell. They can no longer pay their mortgage. They are though scared beyond most of Covid 19. As I stood there they spoke about how to protect their home and family from buyers coming into their home.

 

It is a valid fear as many seller have. This family though was behind in their mortgage before Covid 19. The virus may have bought them a few more months. They key fact is they have equity. They don't need to just give the home back, they should sell and use the proceeds to start over. It is a good amount. The problem I had was determining if teh fear was real, or Mrs seller did not want to sell and was making up excuses. Yes that is a mighty statement and yes i did ask her.

 

When she asked if I would pay to wrap her furniture in plastic and place plastic on the floor, common sense was out the window. The helmet was to protect me when i almost fell over when the next requests came in. I was not sure I should take this listing. There is a communication break down. Speaking to both sellers i got a real good picture of what selling this home would be like.

 

 

IN SUMMARY, it was time for some hard truths. They can stay there a couple of months. The bank will eventually foreclose. They will be evicted and end up with nothing. OR They can cooperate. They can list and let me sell their home. They can get a large check and be able to find a new place to live and be comfortable.

 

IN THE END I addressed each of their issues. We can market the home to cash buyers. Sell it AS IS and coordinate all buyers come within a 2 hour span and make their highest and best offer. The sellers would have have to leave the house once. There would be no other showings and the closing date can be when they need to allow time to find a new home. It was a win win situation. What will they decide?

I was asked this question after 9/11. I said what?  You want to wrap your entire home in plastic?  They did.....want to.  Not sure they ever really did as they decided not to sell.   It's all about solutions!!

Scott- often sellers need an agent who will shoot straight with them and let them know what their choices are. Showing them they do have a choice is key.

I think that is the way it should be Nick Vandekar, 610-203-4543 . The thing is listing a home that wont sell does not help either the seller or I. Some are tougher than others
