10 homes sold in Lawson during the First Quarter 2020, one fewer than the same quarter one year ago, however there were also nine fewer homes listed for sale than one year ago. Lack of new listings was also reflected in the drop in average days on market, which were down 34 days to 62 days compared with the same quarter one year ago. As a result, home sellers received 98.47% of their asking price during the first quarter 2020.

 

Median list and sale prices for Lawson homes decreased in the 1st quarter 2020 versus 2019, as did average and median listing prices. Because Lawson is a huge community with homes in many price points, this is less reflective of a diminution in home values in Lawson than of the price mix of homes sold in the first quarter of this year. Home selling prices ranged in the first quarter from a low of $270,000 to a high of $600,000. Average sale price in the first quarter was $400,900; median sale price was $369,950.

 

At first quarter-end 2020, three homes were listed for sale in Lawson and one home was under contract.

One of the larger subdivisions in Waxhaw, Lawson homes range in price from the mid-$200,000's to over $800,000. Homes range in size from about 1,700 square feet to 5,000+ square feet and feature three bedrooms up to six plus bedrooms. Homes are primarily two-story, but there are also 1-1/2 story homes and three story homes, as well as homes with walk-out basements. All homes feature two or three car attached garages and are situated on lots averaging 1/4-1/3 of an acre, although there are homes home considerably larger losts, as well. Lawson builders include Mattamy, Lennar, Shea Homes, Orleans, Ryland, St. Lawrence, and Pulte, providing a wide variety of home styles.  In other words... something for everyone... from first time buyers to empty-nesters to young families, to move-up home buyers looking for luxury homes.

Brian England hi Brian... Lawson really had no negative numbers in quarter 1 except for lack of inventory. It's a community with probably 1000 homes in all price ranges from the higher $200,000's to the $700,000's. If home prices look like they've gone down it's only due to the price mix of home sold in a specific quarter.
