End Of April Lockbox Openings in Southwest Washington
What to observe in this Chart: When a RMLS lockbox is opened, whether for maintenance or an actual showing, an "opening-event" is recorded allowing this chart to be produced. Although the bulk of the openings are likely related to showing a property, it is not a one-for-one match. Never the less, it is an excellent indication of property buyer activity.
For Vancouver and Southwest WA and Vancouver WA we see an increase in activity - 29% higher than the week before. I believe this is a combination of improved buyer confidence; relaxation of the showing restriction by the State; and to be sure a partial relief from Cabin Fever! Although we see an improvement, we are still about 1,000 openings low when compared to this time last year.
In a typical year the number of lockbox openings hits its yearly low at the end of the year. This year we have had a virus-dip that has been almost as deep, and lasted longer than the year-end dip.
Properties are now possible to view in person although several precautions must be observed. Some of the precautions are:
- Arrive in Separate Cars; - Broker opens the property to allow "No touch" walk-through by 1 buyer/person (plus the broker) at a time; - Social Distancing rules apply; - Neither Buyer or Broker to have an active infection of the virus or sign of any illness; - Wear a Mask; - "Paperwork" to be Paperless (we use DocuSign);
There are a few other items to the overall list, and the list will likely change from time-to-time.
Once a buyer and seller have agreed to terms, Home Inspections and Appraisals are allowed; and many of the Escrow functions can be performed with minimal to no contact, or required office visit.
