 Saddle Rock Ridge - Aurora CO is a neighborhood in Southeast Aurora comprised of over 2,000 single family homes built from 1997 to 2016 by several different builders.  This is one of the largest subdivisions in Southeast Aurora, located within the Cherry Creek School District and close to shopping, hospitals, many restaurant options, and entertainment. 

 

 

Housing in Saddle Rock Ridge in Aurora is popular with its location close to Southlands Shopping Center with lots of retail options and restaurants, easy access to E-470, and Denver International Airport.   Prices range from $340,000 to $850,000 and this neighborhood is located within the zip code of 80015.

 

Let's look at the sales for the month of April 2020 - 

Total sales - 6 ranging from $407,000 to $610,000 (increase from 16 last month)     

Average Days on Market - 5 days (25 days last month)       

Average Price - $474,400 ($444,000 last month)       

 

March was a strong sales month, with slim inventory and many buyers scrambling to secure a home.  Many were seeing multiple offers.    Since the pandemic, we saw less homes on the market (less Sellers have the desire of buyers in their homes), and buyers worried about viewing homes.   There were some weeks where we were not to show homes.   We did see many homes going under contract virtually, and after the buyer physically saw the home, they moved forward with the contract.   We saw about 1 in 10 buyers that did not move forward after having their offer accepted.

Average Sales Price - $417,000 (2018 saw $415,000)

Avg Pride/Avg List - 100% (2018 saw 100%)

Highest price sold was $520,111 (2018 was $555,000)

 

School-age children will attend Cherry Creek Schools and depending on where in this neighborhood you are located, here are the schools - Antelope Ridge Elementary or Canyon Creek Elementary, Thunder Ridge Middle School, and Cherokee Trail High School or Eaglecrest High School.
