Over the years I have been surprised with sellers that just don't want to listen.  I intially meet them at their house and spend several hours with them.  I go over a Checklist of things that should be done prior to putting their home on the market.  I have carefully compiled these suggestions over the years from what  I have seen and heard from buyers and agents.  This list advises my seller as to what appeals to them and what turns them off. Some things are as simple as trimming the shrubs and applying a new layer of mulch.  I have had an owner of $1.5 million dollar home refuse to put down mulch as it would cost a few hundred dollars.  A seller recently decided he needed to paint his orange kitchen a more neutral color...They chose sunflower yellow!  During my first visit I mentioned that he would do well to paint all the rooms a nice beige. Every one of his rooms were painted a different color.  Ranging from seafoam green, turquoise, orange and lime green.  The icing on the cake was the dirty tub

I like that you made price properly #1. None of the rest matters on an over priced home. The price has to be validated by the improvements, yet be within market value. Great post!
