There is a new type of marketing going on to attract home sellers. The ad states that a seller can sell their home "without listing it". Close when you want. No MLS, no open houses and no days lost showing your home. Then states eliminate the hassles of selling your home traditionally.
As you scratch your head, many may be thing it sounds like a "pocket listing" to me. My second thought is why would any seller want this? Many ask if this is even legal?
The first thing is that some sellers are actually signing up for this. I have asked them why and the answer was often "it was quick", it was "easy" and they did not want to be hassled with selling. The first problem that pops up is that the sales price is often MUCH less than what market value is. They will tell you the lower price is the cost for convenience.
When a home seller calls, this is when i ask them if they want full price? Nearly all say yes. Many home seller do not know they can still get full price, still get full service and still reduce the "hassle" of selling their home by choosing the right agent. You do not need open houses. You do not need days on end of showings. You can close when you want by discussing that up front when listing.
IN SUMMARY, the whole key to this issue is communication. Many sellers who sell for such cheap prices say "I wish i would have known." Well, here I am telling everyone so you do know there are options. DO not fall for sales gimmicks that over you low ball offers for your home.
