Homes Sold Fall With Prices Turning Downwards for Battle Ground WA in April 2020
Home / Unit-sales fell again this month as the extensive effects of the response to the virus greatly constrain activity in the home sales market. With the consistently lower number of sales, the sales-prices fell moderately. Here are the key points for this month's report:
- The 3-Month Moving Average Sales Price moved down to $433,614 which is 4.32% higher than last year; with the 12-Month Moving Average now at $418,719 or, -1.36% compared to last year.
- The Inventory level for Resale Homes Fell slightly to 1.3 Months (Down 0.2).
- Approximately 44 Pre-owned Homes closed, compared to 65 Sold in 2019; a decrease of 21 homes (-32.3%).
- REO/Bank Owned property sales were 0 units (0% of total); down from 3 (4.6%) for the same month in 2019.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); compared to 2 (3.1%) in April 2019.
The Average Sales Price for Battle Ground moved down to $433,614 this month; and now leads Vancouver's price-level by $48,485 (down strongly from last month).

The short term trend-line has turned upward however, it only moved up by one (1) unit; with the long-term trend continuing to move downward. Given the extension and/or slow relaxation of travel outside of the home we expect to see much lower unit-sales in the near-term.

This month we see a sharp reversal for the Average Sales Price. Battle Ground has been showing somewhat "choppy" price-action over the past year and with the major events taking place currently it is now surprise to see more action like this.

New Listings dropped substantially this month; with both Pending Sales and Closed Sales rising in a relatively strong manner. The combined result was to see Active Inventory fall by 0.2 month's worth.
The Average Price for New Listings and the Closed sales prices came in slightly below last month's levels.
Finally, Average Days on Market decreased by about two weeks worth; and Median Days decreased by several days. With low inventory and relatively strong demand we expect homes to be sold relatively quickly in the near-term.
