Unorificially speaking!   

 

My clients and I viewed a home that they really liked, showing a lot of interest in the floor plan and the finishes. After registering them with the on-site agent, I was assured the builder would call soon. 

 

That home was listed at $500K. We were told the builder could construct that same floor plan for the same price on another similar lot. An agent on the listing team soon contacted me, offering help.

 

Suddenly, the sales price went up almost another $125K with other additional costs. (?) He was clearly using the other orifice, haphazardly throwing out numbers like a well-seasoned auctioneer.

 

An over-inflated ego often overrides the ability to be effective or retain attention, so my clients decided to pass. If the transaction started out this way, they could potentially encounter other problems. 

 

People realize an attempt to gain a vantage point by someone trying to make a deal happen. In business, be professional, speak concisely, relay facts from the facial region and avoid talking out the other orifice.

 

Better yet, put it in writing!

We have to be the voice of reason for clients Anna Banana Kruchten Arizona's Top Banana! to give them accurate information. The last time a builder started throwing numbers out, he ended up charging the buyers 3 times the amount to build a retaining wall. They paid it because he threatened to stop progress, otherwise! I do hope your clients were happy after all.

That is crazy.  One builder tried to mess with another client quite awhile ago but he was an FBI guy.  All I had to say was....you do know what he does for a living, right?  Nuff said.

It wasn't the easiest idea for me to leave Wall Street, but the timing had worked, and I spent years considering working in Real Estate. At first, I figured perhaps I would remain on Wall Street, get my real estate license, and only work on a referral basis (since I was already President of my condo board- I had a huge advantage over most new agents where I could actually present as someone incredibly knowledgable about real estate). Given I had a nice severance package- and a career change I had been considering for years, I realized perhaps it was time for me to consider it full time- and not worry about working for someone else. The time had come for me to strike out on my own. Looking back - it was a tough decision, but one that I am happy with.

I do understand what you are saying Adam, good for you and thanks for sharing that. Spending entire lifetime working for other people, I soon learned that appreciation was seasonal at best, especially when the market took that last dive. Started part-time and soon realized that I would be more effective and available to clients as a full-time agent. No regrets!

That bait and switch tactic is popular with builders. There are always a million and one hidden fees that come up. My favorite response by a contractor once was "hey it was an estimate, its not written in blood". God forbid real people operated in such a fashion. 🤣🤣 Wanda Kubat-Nerdin - Wanda Can!

I knew a builder in my old sales life that didn't include air conditoning in the basic home package, along with numerous other non essential items. The sign claimed huge $$$$ savings compared to the the sq footage you were getting. He said that once they got them in the door, they could make the deal happen.

Unfortunately, as buyers walk into model homes, the beauty, the smell of new and perfect finishes seem to take over.  Nevermind the fact that most builders have $100,000 - $200,000 in upgrades to the model homes.  The staging of any furniture is amazing.  It is a real "Lifestyles of the Rich and Famous" moment.  THIS COULD BE OUR HOME!!!  Oh, forget your furniture looks much different.  And where do you put your kids' toyboxes that live in the family room?  It is definitely an emotional moment.  They don't even hear the cash register ringing.

That is why it is important to ensure their feet stay planted on the ground rather than floating on an over-inflated price into the upper atmosphere and beyond reality Shirley Coomer. In the end, it is ultimately their decision and I can say that an informed effort was made, looking out for their best interests!

Sure seemed that way Steven Nickens. I would have rather sat down with the builder and come to a more satisfactory conclusion rather than what was haphazardly presented.
