Since I have always been a strong listing agent, my response to this question is to find out who needs to purchase right away. It is out of town buyers and those who have been looking for a while. Some have been too busy, and some have plenty of time now. Some have lost houses with the previous seller's market!
Working with more buyers who are ready to purchase immediately, I find that real estate is moving.
By using this kind of advertising, it's evident to homeowners that we are selling. And consistent marketing brings in future listings!
