Here is a list of ideas for incentives that you can offer  to potential buyers when the market is slow or when you have a specific time frame to sell your home:

 

· Home Warranty

· Closing Costs (all or partial)

· Buyer's Agent Bonus

· Allowance Towards Repairs or Additions

· Allowance Towards Redecorating

· Offer To Leave Appliances

· Pay First Year's HOA Dues

· Gas Cards

· Pay For Inspection

· Pay First Year's Homeowner's Insurance

· Pay For Moving Expenses (all or partial)

UM, with all due respect, I can't even get them to show for a $5,000. buyer's agent bonus on a home that is gorgeous and $150K under the CMA in the area...The rest...don't see it happening...and, in most cases, the appliances stay with the home.???

Good suggestions though!

Those are good suggestions but the best incentive remains an attractive price!

Thanks for the post, but I agree with the others....if you market it & price it correct, the incentives do not matter.  Although in this market anything is worth a shot.

Price, price, price.  We had a free fall last summer and fall and if you didn't get it priced low enough, fast enough, you lost.  I don't find incentives give much in the way of extra showings.

Good list and each of them can certainly be an incentive.  Through the years I have found that most of the items on your list are more of a gimmick and most buyers can see past them.  Seller paid cClosing costs on your list looks to be the best of the group becuase that actually can enable a buyer to purchase when they may be short on cash. 

Especially in a competitive market I think it really does boil down mainly to price.  However, I am surprised that no one mentioned promoting monthly payments in reference to a listing price.  So many people are more focused on "What's my monthly payment" than even the listing price so combining the two can be very helpful.
