Vista is an inland community in North San Diego County, bordering Carlsbad, Oceanside and San Marcos. Vista offers a diverse range of housing in tract home communities, rental complexes and 55+ communities, as well in more rural settings where you will find farms, orchards and properties with large lots and views.
There are mixed use and agricultural areas, plus a growing downtown offering a wide range of shopping, dining and services. The Moonlight Amphitheater (outdoor stage productions and concerts) near the Village is a popular area attraction during the summer months.
And there is a terrific Farmers' Market on Saturdays at the Courthouse Complex on Melrose - it's well worth a visit!
It’s important for buyers and sellers in the Vista housing market to understand recent trends and current local market conditions in order to make informed decisions about buying and selling Vista homes for sale.
The following data are taken from the MLS (private sales are not included in these statistics, nor are multifamily properties, or mobile and manufactured homes). The data are believed to be reliable at the time this report was written but are not guaranteed.
A total of 45 homes sold in April, a significant drop in sales by 24% from last month and likely due to the pandemic. Here’s the breakdown of activity.
Detached Homes Sold
29 (down 29%), 17 Days on Market, Average Sales Price $583,249 (down 2%), Average sales price was 100% of original asking price
Attached Homes (condos, town homes) Sold
16 (down 11%), 36 Days on Market, Average Sales Price $410,053 (down 5%), Average sales price was 100% of original asking price
Home sales in April dropped overall substantially, and for both types of homes. The average sales price dropped slightly for detached homes, but declined modestly for attached homes compared to March prices. Marketing time was shorter for both styles of housing than in April.
While some buyers were able to negotiate the original list price, the majority of buyers (64%) paid full price or more for their homes, likely due to competitive bidding in many cases. 7% of the Vista home buyers paid cash for their homes.
The MEDIAN sales price of the detached homes sold was $569,000 (down 1%), and $397,500 (down 22%) for attached homes compared to last month.

At the end of April there were 144 homes for sale in Vista, ranging in price from $225,000 to $7,900,000 (the latter an 11-acre working horse ranch). This represents an inventory of only 2.3 months for attached properties, and 2.9 months for detached homes, based on the current rate of sales over the last 3 months. Vista remains a very strong seller’s market despite the pandemic.
In April 45 homes came on the market, 21% fewer new listings than in March which was still good news for buyers. Similarly, the number of homes going pending (45), excluding homes that closed in April, was about 40% lower than in March, but still a fairly busy month during the pandemic.
