Last fall I went to a Listing appointment. At that time one of the questions the seller asked was, "Does it really matter who I list with? Aren't all agents the same?" This seller learned the answer the hard way. They chose an agent who gave them the highest price and was willing to list the home at the lowest cost.
In their eyes they would end up with so much more. They put no thought to pricing, marketing and communication.
I knew there was trouble in River City when in December they called with loads of questions. They did not list with me. They were still listed... so i could not answer most of the questions. They asked how they can get their agent to call them back? Why wasn't their home selling? Are all home sellers this stressed?
Lets start with with Why their home was not selling. At the time i could not interfere with their listing, but knew right away the home was over priced and under marketed. It was $30,000 over the highest home ever sold in that neighborhood. The MLS only has 3 pictures. The description is 1 sentence. It was obvious no time, effort or money was going into selling their home. I felt bad for them but they made the choice. We did have a brief talk and they were learning the answer to their own questions.
Fast forward to this spring. Their house did not sell. They had very few showings. They certainly were not happy. SO when the phone rang, I answered and the seller says, "Yes it does matter who i list with."
IN SUMMARY, They learned: Discount agents can equal discount services. That being over priced can hinder the sale of your home. That marketing matters. That communication relieves stress. Knowing what is going on, what they can do and what is next matters. They said to me that they called me three times. That three times i answered my own phone. The other agent never answered their phone and did nt ever call back.
IN THE END: They asked if I would list their home. They were sorry they did not listen. I told them they did not have to be sorry and did not have to keep apologizing. They are going to get some work done to help their home show better. They are happy they are heading in the right direction.
