One of our requests to our sellers is if they have pets bigger than a hamster, we ask that during showings they and their pets clear the premises. In general we think it's not a good idea for sellers to be home as it proves very distracting to buyers. And barking dogs? That's a double dose of distracting. And even the friendliest of dogs may have a little Cujo in them when strangers walk into THEIR home.
The good news? When home sellers and their agents work together to prep a home for sale AND have a VERY thorough understanding of market conditions, that disruption to their personal lives can be minimized.
Such was the case this week for our latest listing. We'd met with the sellers over a month ago and reviewed what to expect from the market and what needed to be done to optimize their home's ability to quickly sell. The sellers did everything on the list, and even a little bit more!
Saturday pictures were taken and listing documents signed. Our photographer even did an impromptu portrait session with the sellers and their two dogs!
The home went on the market Monday around noon and we quickly had showings scheduled! By late afternoon we had an offer in hand and verbal agreement before bedtime. A few signatures added the next morning to formalize acceptance and no more dog walkies required!
We're on to inspections and expecting a smooth path to closing on this Poplar Hill subdivision home located in Lebanon Ohio.
