Floor Plans on your listings? Time to start using them

In today's world of "virtual everything" one thing I see missing on MOST listings in my area are floor plans. Keep in mind that I am a Mortgage Guy and my feedback is coming from my clients.  While Pictures are an ABSOLUTE Must (and quality pictures- that is the subject for another blog!) Virtual tours are OK, Virtual Open houses can be great for the right person- the thing I hear my clients wanting is a floor plan.



I have had quite a few clients mention that a floor plan would have helped in their virtual house hunt so they could see actual sizes of the rooms, garage but most of all the lay out of the home.  Just this past weekend a client went out to look at what they thought would be 2 perfect homes based on the photos and they said the layouts did not work for them.

I have another client that purchased a home in NJ while in Georgia - and the floor plan helped them make that decision without having to see the home in person.


I quick google search I found quite a few phone apps that will do a floor plan at reasonable costs, (some free).

Hello Robert - while I understand the resistance of some to the use of floor plans, I found many prospective buyers appreciate seeing a floor plan of a property they choose to see/buy.  as I recall, I started including them in the mid 1990s once I joined the industry.

Robert, these were critical when we had no "in-person" showings, and buyers had to write sight unseen, THEN see it once the home went pending.

Joan Cox Exactly my point!  I'd say they can be as important as a pre approval before you show a house!  well, maybe not that important... but certainly helps people narrow down their search especially when we are practicing social distancing
