Move Over San Fran - Charlotte Leaps to 15th Largest City in the US


Newly released census estimates show that Charlotte is now the 15th most populous city in the United States, surpassing San Francisco. Charlotte’s population had recently previously increased by 19.9%, surpassing Indianapolis in July, 2019.



North Carolina’s economy has driven much of the growth. The population boom has contributed to Charlotte’s building frenzy but, it has also been a factor in pushing up the cost of living, inducing a shortage of tens of thousands of affordable homes. This has become a challenge for our infrastructure to support the incredible growth.

Charlotte’s growth was the 5th largest among all US cities with a population of at least 500,000. Only Seattle, Fort Worth, Austin and Denver grew faster.


Population increased in 7 cities in the Carolinas by at least 20% during the past decade as follows:


  • Rising PopulationApex – 59,300, a 56% increase
  • Mount Pleasant, SC – 91,700, a 34% increase
  • Cary – 170,300, a 24% increase
  • Huntersville – 58,000, a 23% increase
  • Summerville, SC – 52,500, a 22% increase
  • Concord – 96,300, a 21% increase
  • Durham – 279,000, also a 21% increase



Charlotte’s growth was formerly induced by annexation. During the past decade, the city’s borders haven’t changed much though. Instead, economics, the job market, cost of living, climate and healthcare are big draws for newcomers to the Queen City, causing the exponential growth.
