Tuesday the 19th was the 3rd of 4 ActiveRain Zoom meetings in May, a time to hook up with your AR friends and learn some new things, too. And the 3rd opportunity for a post in the May Challenge hosted by Jeffrey Richman
And it’s a good time to practice your Zoom skills and good on-screen behavior.
This week there were 22 participants when I counted - it was fun to see everyone, including Lyn Sims , Silvia Dukes PA, Broker Associate, CRS, CIPS, SRES , Kat Palmiotti , Elyse Berman, PA and Michael Eisenberg , with a few new faces, including Thomas J. Nelson, Realtor e-Pro, CRS, RCS-D, Vets ' cats (no Thomas, though)!
Kathy Streib was our guest speaker and she did not disappoint, sharing some pretty useful information and generating interesting discussion.
With everyone hunkering down due to the SIP orders, with more people working at home, Kathy stressed having some space for an office, whether dedicated or not. I thought this was a great point. My Carlsbad seller specifically asked me to market the fact her listing has dedicated office space on the first floor of the town home with separate HVAC and half bath (and could be a small business office space, with some restrictions per the CC & Rs) after she saw an article about more buyers being interested in office space. A home office certainly makes for a short commute! I love mine!!
Kitchens remain popular, and perhaps have become even more so, with people spending so much more time at home and doing more cooking. They certainly seem to be baking more, given the lack of flour and yeast in the stores!! I was actually able to score some yeast today – what a shock!
Kathy noted that “every room matters”…so don’t forget staging that utility room, and making sure the garage really CAN hold 2 – 3 cars depending on the true size. It’s not uncommon for people to move all the extra stuff into their garage rather than using rental storage space. Kathy advised checking into some storage facilities in advance to share with sellers as needed.
We also learned about a number of great apps, including Magic Plan (for creating floor plans), Paint Harmony, Color Snap and HomeStyler.
If anyone had any doubts, prior to this call, about the wealth of staging information and ideas that Kathy has, they were certainly quickly abolished after listening to all she had to share.
