Do I have to List my house with my neighbor?

Can you imagine someone telling you that you have to list with them or else? What happens if I do not? What is the "or else" mean? Well, we are going to find out. Let me tell you a story how I traveled just East of Manchester NH to the town of Auburn.

 

We sold about a dozen new construction homes there some years back. The would be home seller was referred to me by a co-worker who i sold their home and helped them buy a new home. She said that she remembered my name from way back. I was invited to view the home and let her know what the value is. She was very comfortable with me and said she appreciated all my advice. She wants to list but needs to close mid summer as she is relocating South. 

 

That was not a problem. We could time the sale exactly how she needed. After I left one of the neighbors who is in real estate must have seen me, as they stopped by. The seller in a panic called me saying that "this agent said that they list all the homes in this neighborhood." The seller was shaken, but stayed firm. No one will threaten her. 

 

She called me to let me know. She asked what to do. Now yes the agent lives in that area, but that does not give them the right to list all homes. It certainly does not give them the right to pressure anyone to list with them. I have sold homes in that area for 34 years. It is less than 10 minutes there taking the scenic route. I would put my knowledge and experience against them any day. 

 

The seller took it into her own hands. She called the managing broker already. She also said she "blasted" this person when they came back asking why she called their brokerage. The neighbors are all talking about it and sharing stories. 

 

IN SUMMARY, listing and selling a home should be a good experience. It is not the time for short cuts or discounted schemes. Choosing who will do a great job is a must. Using a neighbor, friend or relative because "you feel bad" is not a plan one should take.

I read this post yesterday when Scott Godzyk put it up - I thought then and still do that this was one of the more remarkable and troubling posts I have read from him.

Good morning Peter. Only once in my real estate career did I witness someone virtually owning a farm area. And even then it was not 100%. Damn close but not total. She had been there since the community opened! Enjoy your day!
