We Just Might be Telling You Something Important.
Really, if there was no benefit to the inspection agreement that the State of Illinois requires us to have signed before we start the inspection, then I would gladly toss it out right now. But it does have lots of valuable information that protects the buyer as well as the inspector. We always make sure and go over the agreement with the buyers at the end of the inspection so they have a clear understanding of what they signed, even though this is not required by our SOP. We just feel it's makes them more comfortable, but the real reason is that it manages expectations about the inspection.
At a recent inspection, the buyer came at the end, due to the corona virus and as we requested. He walking in angry, would not wait for the second sentence of going over the agreement. He went straight to the basement. Saw a wall that had an epoxy injection repair that was not recent. He demanded to know if we had looked behind the finished walls for more repairs. He said over and over again, "this is not normal, I lived in my current house for 30 years and never had to do a repair like this."
When his next comment rolled out of his mouth, I knew it was time to pack it up and move on. "What did you even do this whole time you were here?"
I recommended he reserve comments like that until he saw the report where he will see 45 pages of random items and pictures, none of which were alarming or worthy of walking away from the deal.
By the time we were 10 minutes away from the house, the agent was calling us to ask what happened since he had already called her to say he was walking away. I told her he was mad at the beginning and just got madder and when she sees the report she will realize that he is not really looking for a new home, he's looking for the perfect home. Good luck with that one buddy. Maybe if he had stayed long enough to hear anything we had to say, he would have understood what to expect. Doubt it, but you never know.
