I called Debe Maxwell randomly on another subject to receive an invitation to zoom same day. 26 Rainers zoomed in to catch up on their respective markets during this pandemic on April 28, 2020!  Hannah Williams is shut down indefinitely in Philadelphia. How is real estate property sales not essential in Pennsylvania? Bob England was handing out food during the call in his market.  We discovered Andrew Mooers has a radio voice and huge microphone to complement his voice transmission and he lives on a 300 acre farm in Maine.  


I invited Anna Banana Kruchten Arizona's Top Banana! Elyse Berman, PA and Craig Rutman to be on future zoom sessions.


It is wonderful to create a new rainship with Jeffrey Richman!  Thanks for stepping into Contest mode for May.  I watched your video for your USFF company and find it fascinating how you discovered this niche for the unclaimed $33B++ funds that the government keeps under escheat.

I heard you mention you have purchased site unseen properties throughout the USA.  You could write a book about this that could be filled with peaks and valleys just like some of us agents.

I have been remiss for not posting in ages and began with March local market reports for Hollywood, Fort Lauderdale and Hallandale Beach FL

The wonder of Active Rain for me is the rainships created and referral business.  I do miss the in person meetups and have been known to arrange a few on my trips around the country. 


The following week an actual format for the recurring Tuesday 2pm eastern Active Rain Zoom sessions was put into motion.  Welcome Tim and Tammie Eimenth to discuss our favorite subject:  SEO.   Does any of this sound familiar?  Sierra - Wordpress - Ihomefinder - internal linking listings to show as content? Your words should be a minimum of 500 up to 2,500 for ranking. Post listings on the bottom. Embed videos for optimization. Use google my business and link to reviews. Own your own domain. Hosting companies.  SSL certificates.  

I am truly surprised to hear many real estate professionals are plugged into Tik Tok.  This is a Chinese video sharing network service owned by a Beijing based company.  Despite the fact that 26% of users are millennials, free organic traffic and being a syndication hub for social media, I am against supporting this company at this point in time since we should be focused on the American economy re-growth.

Have you been asking yourself what buyers are going to be looking for post covid19?

Office space, of course!  After being home with the children, pets, spouses, cooking, cleaning and chaos of smaller space, buyers may very well be seeking separate quarters for a home office.

No matter when, the kitchen counters should always be cleared and cleaned.  Kathy suggests adding warm effects like a collander filled with a bag of pasta, flowers or a cookbook.  Sheltering in place lends itself to detailed thought patterns for buyers and sellers.


We were all jealous to see Sylvia Dukes in her gorgeous backyard - screened in pool, clear blue sky (her new look - long hair!) sheltering in place in Florida. With this in mind, Kathys says to include deck enhancement in your oasis and remove the junk…. fresh flowers are always a magic touch.

In virtual stage showing situations, Kathy made a suggestion to purchase foam boards and easel stands to place a picture of each room in the actual room since the walk through on the property will be vacant space.  Buyer’s can remember better if you provide these types of photos to refresh buyer’s minds on why they want to live here.  


Have your seller stand in each room and take a photo of each corner of every room..pan and upload to your computer.  You can add a different color paint using Click Paint or Harmony.


Less is always better.  It gives a calming effect.  Have a couple storage company numbers available for your seller when you begin suggesting the removal of excess items for future showings.


Utility rooms should not have dirty laundry, ditch the supplies and have good lighting.


Garages must show the one, two or three cars actually in the garage….not storage.  Buyers need to see themselves in this space.


Take down mirrors or add frames around the mirror so pitting of the mirror is no longer visible and it will give a needed update of the look and presentation.  Lighting is a focus for all bathrooms.
