No matter when, the kitchen counters should always be cleared and cleaned. Kathy suggests adding warm effects like a collander filled with a bag of pasta, flowers or a cookbook. Sheltering in place lends itself to detailed thought patterns for buyers and sellers.
We were all jealous to see Sylvia Dukes in her gorgeous backyard - screened in pool, clear blue sky (her new look - long hair!) sheltering in place in Florida. With this in mind, Kathys says to include deck enhancement in your oasis and remove the junk…. fresh flowers are always a magic touch.
In virtual stage showing situations, Kathy made a suggestion to purchase foam boards and easel stands to place a picture of each room in the actual room since the walk through on the property will be vacant space. Buyer’s can remember better if you provide these types of photos to refresh buyer’s minds on why they want to live here.
Have your seller stand in each room and take a photo of each corner of every room..pan and upload to your computer. You can add a different color paint using Click Paint or Harmony.
Less is always better. It gives a calming effect. Have a couple storage company numbers available for your seller when you begin suggesting the removal of excess items for future showings.
Utility rooms should not have dirty laundry, ditch the supplies and have good lighting.
Garages must show the one, two or three cars actually in the garage….not storage. Buyers need to see themselves in this space.
Take down mirrors or add frames around the mirror so pitting of the mirror is no longer visible and it will give a needed update of the look and presentation. Lighting is a focus for all bathrooms.
