If'n you say you're gonna do it, then tarnation you should oughta follow through and do it.

This is not the first time that an agent has given me a road-map to helping my buyer craft an offer than the seller would accept.  "My seller" he tells me "says that if you're willing to meet these terms, he'll accept your offer".

I confer with my buyers, we modify our offer to meet their terms... and what do they do?  What do they DO, I ask you?  I think you already know what they did.  They did not accept our offer, but moved the cheese.

This perturbed my buyers, understandably, and even though the seller has since decided to return the cheese to its original location ... my buyers have decided to move-on, as it's left a bad taste in their collective mouths.  The liked the property, but they didn't love the property.  And now, they'd rather find something without a foul flavour.

If'n you say you're gonna do it... y'all should oughta do it.  Just my humble opinion.

If you're going to play games, you best know the other side LOVES, not likes, your home.

And frankly I get tired quickly of empty promises.  Liz's cell phone went on the fritz this week (bought a new one but still want the old one repaired if possible).  The repair place promises diagnostics in 24-48 hours.  This afternoon made 48 so I called since I hadn't heard from them as promised.  "We're working on it and will call you this evening".  And crickets....My first time using this shop, and probably the last.  There are other choices...just like your buyers have decided that other houses will do.

Oh yea that never seems to go well when the sellers agents says ' seller sayd it's in the bag if you offer X and then they move the cheese.  It does leave a bad taste in their mouth and they don't want to play cat and mouse with cheese!

And that's a good lesson in general. It's bad enough when you say to yourself you are going to do something but don't, but quite another to make it a public statement and then fail to follow-through. Guess what? Your credibility is you know where.

Those sellers sure shot themselves in the foot.

That's unfortunate, .  Modifying an offer to show that your buyers are willing to work with a Seller, is a good faith offer / attitude.  The Seller did shoot themselves in the foot of a silly thing called Greed.  Glad your Buyers moved on.

Tarnation!  There's a word I haven't heard for a while!  That experience tells you ALOT about those sellers...those buyers will find something better. Very inconsiderate and underhanded
