San Francisco's real estate market is opening up

By
Real Estate Agent with Compass CA DRE# 01215160

In January and February, before the Shelter-in-Place became our way of life in San Francisco, I met a number of potential buyers and sellers.

I hope you all are healthy, the #1 priority.

Much has changed in our lives since the beginning of 2020. How is your residence working out for you during these months of working from home, remote schooling, and the general disruption to routines? Has a yard or outdoor space become more important? Do you need home office space? A better functioning kitchen or a great room for family activities?

The real estate market is starting to open up. Homes are selling. More are coming on the market.

If  you have questions, please let me know; I'd love to answer any questions you might have.

Good morning, Paul S. Henderson, REALTOR®, CRS - yes, real estate is an important part of our economy. The high tech companies and many start ups create need for housing.

Wishing you a good morning of showings, Nick Vandekar, 610-203-4543 - do you put buyers in your car these days, or drive separately to view properties? We must use separate cars, and can take in only 2 persons from the same household. This, after having clients view everything online first, read through disclosure packets.

Hi Lottie... for sure homes are selling... way less inventory than demand in my market. Buyers who are dragging their feet thinking there will be a ton of deals have a rude awakening to come.

Hi Nina Hollander - the situation is the same here. What "bargains" there were for buyers have come and gone.

Lottie, this year has definitely been one for the books, and hope we never have to experience this again.   As we slowly open up, it is a good time to make a move.

Lottie Kendall - I like the way you wrote this post and I really like the photograph. Yes! I can see myself wanting an outdoor living room to work out of my home. Consumeers will be addressing new needs and wants. And you have certainly stepped inside their shoes to understand how changes makes different wish and want lists.

Hi Kathy Streib and Ron and Alexandra Seigel - safety precautions continue, and I'm fine with that. The virus has not gone away. Fortunately, SF has had only 41 deaths as of today, with a population over 800,000. Real estate is being practiced entirely differently than ever before.

Hi again, Patricia Feager, MBA, CRS, GRI,MRP - isn't that outdoor space wonderful? I took that picture a few years ago when one of my very favorite houses in San Francisco came on the market. I love that outdoor room!

Lottie Kendall - that is a lovely outdoor space. Where there is air, natural light, plants, sky, we can think clearer and be more intimate, comfortable, and act natural which is easier than behind barriers and partitians, sitting on hard chairs and behind a big desk. Happiness really does matter!

You can rest assured that I'm continuing to be careful and prudent, Roy Kelley . Gene and I had Covid-19 tests last week--we were negative then and I intend to stay that way.

Hello Brian England and Joan Cox - requirements to show or list real estate are very stringent and precise, definitely slowing down showings. So far buyer demand is such that single family homes under about 2.5M are selling well; small, compact condos not in high demand--no wonder about that.

Good to hear that things are moving up there. And it does seem that people are scaling up these days rather than vice versa. People are finding themselves too cramped when they have to spend all their time in their homes.

Very true, Jane Peters - what are you seeing in your Wiltshire condo market, and condos in general?

All very slow. Nothing much coming on the market. But the Corridor has been pretty slow for a while.

Hi Lottie:

We are seeing changes here as well as more businesses, etc. open up. Time will what the housing market will do but we are seeing some more inventory in certain communities, and homes are selling!

Our inventory is rising, too, Jeff Dowler, CRS  , but buyers are snapping them up. This is especially true of single-family homes in San Francisco and properties in the Silicon Valley under about 2.5M
