San Francisco's real estate market is opening up

In January and February, before the Shelter-in-Place became our way of life in San Francisco, I met a number of potential buyers and sellers.

I hope you all are healthy, the #1 priority.

Much has changed in our lives since the beginning of 2020. How is your residence working out for you during these months of working from home, remote schooling, and the general disruption to routines? Has a yard or outdoor space become more important? Do you need home office space? A better functioning kitchen or a great room for family activities?

The real estate market is starting to open up. Homes are selling. More are coming on the market.

If  you have questions, please let me know; I'd love to answer any questions you might have.

Hello George Souto - I think Q3 will be a turning point.

Hi Sharon Lee - it is good news for buyers and for sellers, both.

Grant Schneider - people still want to buy and sell. Some buyers here need to put their plans on hold due to job losses and their closed shops--they aren't out of the market, but need to wait longer. What we're seeing a lot of are people who have decided that their current space isn't right for them now--they are ready for a change.

We are seeing lots of activity, and with the restrictions in place it is hard to set up a tour of even four homes. I am meeting with clients this morning and sure it is going to be a long morning as the appointments are so spaced out. But glad to see your market is opening up, sure you will also find lots of activity as people answer your questions with a resounding yes we need more space etc.

We must use separate cars, and can take in only 2 persons from the same household. This, after having clients view everything online first, read through disclosure packets.

Hi Lottie... for sure homes are selling... way less inventory than demand in my market. Buyers who are dragging their feet thinking there will be a ton of deals have a rude awakening to come.

Hi Kathy Streib and Ron and Alexandra Seigel - safety precautions continue, and I'm fine with that. The virus has not gone away. Fortunately, SF has had only 41 deaths as of today, with a population over 800,000. Real estate is being practiced entirely differently than ever before.

Hi again, Patricia Feager, MBA, CRS, GRI,MRP - isn't that outdoor space wonderful? I took that picture a few years ago when one of my very favorite houses in San Francisco came on the market. I love that outdoor room!

You can rest assured that I'm continuing to be careful and prudent, Roy Kelley . Gene and I had Covid-19 tests last week--we were negative then and I intend to stay that way.

Hello Brian England and Joan Cox - requirements to show or list real estate are very stringent and precise, definitely slowing down showings. So far buyer demand is such that single family homes under about 2.5M are selling well; small, compact condos not in high demand--no wonder about that.
