I was asked a pointed question, if I would assist a buyer in buying a luxury home without them even see it?
They want to buy it by viewing online tours and having me decide what home is best for them.
The buyer was from CT. They have had it with high taxes and restrictions they said. They chose NH for no sales tax, no income tax, more home for their money and the need for a safe spacious area. They chose me from an online search.
Sure, I can assist them finding a home. BUT, should they be deciding on a home without even seeing it? They said they saw the idea on TV. They then said they researched it online. We set up a plan for me to first find them the best selection of homes that suit their wants and needs. They will view all of them online and narrow them down.
The next day i did get a call from the husband. Although the wife was ok without seeing it, he was not quite so sure about spending $500,000 on something he can not see, touch and get a feel for. His wife was insistent they maintain distance and he wanted to keep our conversation to our selves. Seeing he mentioned it, I got into more detail what we are seeing with the pandemic here in NH. We have not been hit as hard as most states. Businesses are open. People are out and about. CT is hit hard though.
The question turned to if they had been sick? Had they been out and about to be exposed? He said they both work from home and have not left home in over 3 weeks. They get everything delivered as his wife is scared silly. I sent them the NH guideline I found online.
IN SUMMARY, Buying a home is a large decision. I have to offer the buyer the pros and cons of buying sight unseen. It is a large liability for me to decide. The decision has to be theirs. Where they could come to NH, it is just if they will want to.
IN THE END: The buyer was more than happy i presented all sides. They were happy i have taken so much time to both answer their questions and speak to them when they needed an ear to talk to.
