''I have a topic I would love to hear you speak

about on your next radio show.
I have heard you can't sell a home without a bathtub.

I am not ready to sell, anyway, but I only have one bathroom. I would love to put in a shower stall. But if I get rid of the bathtub, will that hurt the resale price in the long run?''

 

 

Since Laura left a phone number, it was easy to get right back to her.  Laura lives in a small 2 bedroom one bath condo and she really wants a walk-in shower.

Some of the questions asked:

How long have you lived there? How long do you plan to stay?

Will the condo allow you to make this change? How much will it cost to have a full shower?

 

Some people would not purchase a home without a bathtub. And some classic clients won't consider a home without a walk-in shower. You cannot please everyone.

 

 If you really like the condo and are planning to be there for the next five years, go ahead and add the walk-in shower

and enjoy it!

Interesting topic Margaret Rome Baltimore 410-530-2400 and it does come up a lot. Most families want the tub. Bachelors are ok with the shower. Dog owners like the tub. Choices in life are nice. Jeff

Hi Margaret,
This is a good question and a dilemma. Like you, if someone plans to be in their home for many more years, I believe they should make their homes suit their wants and needs... not some hypothetical future buyer.  If they're going to be there for several years the bathroom will probably need to be remodeled anyway by selling time.

That said, I did sell one home in my 30 years with no tub.  It sold fairly quickly to someone who didn't want or need a tub.

GooD advice Margaret!  In my market a 2 bedroom condo and a walk in shower would sell fast - no tub needed.

I've seen many homes sell without a tub.  It's usually those without a shower that may take a little more effort.

Margaret Rome Baltimore 410-530-2400 - There are parts of Dallas where newer homes were built without tubs and one big shower. Houses sell very quickly. I've sold several with no problem.

Good advice. I'm not much of a tub person, would rather  have a large roomy shower, but as you mention, there are "tub" people. I have had buyers refuse a home strictly because it didn't have a tub.
