When Buyers Begin Looking for a Home Again, What Will Be Important to Them?

 

For many states, buyers have continued to look for a new home while we’ve house for salebeen in the “stay at home” protocol. 

And for states that are opening up, sellers and buyers are ready to move forward as well. 



If you’re preparing your house to sell, the basics of staging haven’t changed…

...Edit what you have so that your buyers can see the liveability of the space.

...Make sure it is spotless. 

...Address any repairs or deferred maintenance you have. 

 

However, after spending 2 or 3 months at home with limited opportunities to travel outside their home or dine out, buyers may add these to their list of what they’re looking for  



What buyers might be looking for post-stay at home mode…

 

  1. A spacious working kitchen!

With our options being take out or delivery many of us have been spending more time in the kitchen. In fact, some have renewed their interest in baking and preparing meals at home. 

 

Make sure that your countertops are cleared of all unnecessary items. Let a potential buyer see the space. They’ll look at your storage as well so straighten and edit the pantry. 

 




  1. Space for a home office or some niche where they can work

Many of us here do all or a lot of our work from home. But for others who are accustomed to an office outside their home, they have had to be officecreative when carving out space for their laptop, files,  and let’s not forget...“Zoom” space.

 

If your home does not have a designated office, find a place in your home that a potential buyer could envision as space where they could set up to work.

 

 

If you have a guest room or that extra room where you toss things because you don’t know what to do with it, remove what isn’t necessary. Make sure the window is clean and has a nice view. If you have a small desk or table and chair, place it there. 




  1. Lots of light via windows or added lamps.

After spending months at home, I’ll bet there are many who’ve realized that their rooms such as extra bedrooms, living rooms, and dining rooms don’t have enough light, especially with the whole family trying to carve out some space while in the stay at home mode.

 

Clean your windows until they sparkle..pull back (or up) your window coverings for showings. 

 

Each room needs to have more than just the overhead light. If it’s a bedroom, add bedside lamps. Lamps are inexpensive and add so much to a room. 

 

  1. A deck/backyard/patio where they can relax and have a drink or be with family.

 

Many states closed their parks, so families have been walking in their neighborhoods or spending time in their back yard or deck. This has been their own private bit of paradise.

 

Remove dead plants, clean your patio furniture, pressure clean the area, and make it an oasis. 

Don’t forget to remove tools and equipment like ladders, tools, etc.  Add pots of flowers if you can.

  1. Editing what you have is even more important now. 

Many of us have used this time at home to go through their closets and drawers. We’ve edited our bookshelves and removed items that were just taking up space. 

 

All of this editing has made us realize how this simplicity is also calming. And we like it!!!

 

Our homes have become even more of an oasis or retreat for us. 

 

When you’re preparing your home to sell, you’ll want to appeal to your buyers and not just in their wallet either. You want your home to appeal to their emotions as well. Appeal to their desire for space and liveability.

I'm hearing about many city dwellers that wish to head to the burbs.  I do know if I lived where I had to rely on trains, subways or public transportation to get to work right now, I'd have concerns because of Covid-19.
