How Will You Choose Its Value?

First the location of your home is going to be a main reason of how to determine its value. Your Realtor® should be familiar with your local Real Estate market for homes that are comparable and similar to yours that have recently sold. Yes they will look at homes currently on the market, but the ones that sold, or have not sold are more important. They conclude what a buyer was willing to pay for the home, not what the seller is now looking to sell theirs for.  An Experienced Agent with their knowledge, expertise and market analysis should be able to determine the Fair Value of your residence.

  • The Real Estate Market is constantly changing. Choose a Real Estate Agent who is current in the local market conditions and that their Marketing Plans are adaptable.

 

What Can I Do to Get This House Ready for Showings?

You can do a lot to improve the appearance of your house by keeping it CLEAN, especially before showings. Unclutter, dust, vacuum, mop and pick up scattered stuff from your floors. A kitchen sink filled with dirty dishes, unmade beds, or wet towels on the bathroom floor are going to be noticed by the buyers. Your house need not be the most updated one in the neighborhood, but you must present in a way that will allow the buyer to picture themselves living there so that they leave your house with a smile.

Are There Any Improvements To Be Made?

Look, you want to sell your house, and buyers are going to notice minor details that you may not even realize. Let your Agent be upfront and honest with you. If your Listing Agent suggests to fix the leaky faucets, the ripped screen, the hanging door knobs, the missing light bulbs, the dark dreary paint, the removal of personal items...do it!

  • Let your Agent be able to suggest some quick remedy without false overpraise.

If you're ready, then NOW is the best time to get sold. Don't wait for a particular time of the year to sell.  List your house when you feel confident that it is ready for a strong first impression.
