Title Insurance- Why we should encourage it?

The most asked question I get about a property is "Is there a survey?"    Not to knock the need for a survey however I'm starting to think that "Title Insurance" is also required and may be equally if not more important than the survey.    Title insurance offers more than Fraud protection, it covers errors in property lines such as encroachments and other issues.    I highly recommend it to any of my clients even if there is a survey.    There is a webite you can go to to access more information called www.titleplus.ca.

Yes, you should recommend owner title insurance, but not instead of a survey.  Homebuyers should buy a survey, owner title insurance and a home inspection - all from reputable professionals.

Unlike other types of insurance,that charge an annual premium, title insurance is collected only ONCE at closing! The modest cost of title insurance not only protects your buyer for as long as they own the property, but it also protects them, and their heirs, even after they may sell the property. Why would anyone consider buying real estate without title insurance??

Like so many other types of insurance-it's only expensive when you DO NOT have it and need it!  No way any of my clients even dream of closing without title insurance (and I twist their arms to get a survey as well!).
