4 Tips to Sell Your Property Listing in a Buyer’s Market

It has been a few years of steady growth, but now the real estate market has started showing signs of downturn again. There are many properties available. The prices are stagnating. It is definitely a buyer’s market.

If you are a real estate agent, you may have started working on your property listings for months now with no or very little results. What do you intend to do now? How are you going to sell your listings? What will you tell your sellers who may already have started calling you about their properties getting sold?

Thankfully there are a few things you can try:

Get aggressive with social media marketing

No matter where you market your listed properties, make sure you put up a short preview on your social media pages. If you are working on a renovation project you can post pics on Instagram to show its progress. Make it a point to tag the location and the neighborhood. Use relevant keywords and hashtags.

Take help of your fellow agents

Letting your fellow agents know about your listings is a good idea if you want to sell them quickly. Get on to the platforms where these agents communicate and try and post a small preview of your property listing. Include the price as well as the address. For all you know, your fellow agents may be working with buyers who may be interested in some properties in the neighborhood.

Make sure you install your real estate signs

Put up your real estate signs at strategic places, to alert people about the property coming on to the market. Don’t forget to display your contact information prominently.

Make your sellers stage their homes for sale

If you want to sell your property listings at a good price, you will have to ask your sellers to stage their homes. They may have to invest some money up-front. But with the fierce competition, especially in a buyer’s market, this is the only thing that can make their properties stand out and sell faster.

Here are a few advantages of home staging that can help you make up your mind:

  •  It creates an excellent impression in the photograph.
  • This is the best way to highlight the top features of the property
  • It will make it easier for the buyers to connect with the property on an emotional level
  • A furnished home provides a place for conversations and improves the chances of the buyers staying on the property for longer.

Increase the visibility of your property listings

Unless your property listings get visibility, there are very few chances of them getting sold. List them on multiple listing services like Realtor.com, Trulia, and Zillow. If you want to target young buyers, make sure you put up posts on Facebook Marketplace. Buy email lists and try email marketing to get directly in touch with the buyers.
