I'll Never Meet My Clients

It's not uncommon for out of state buyers and sellers to find us.

And while normally we'll eventually meet our clients face to face, that's not always the case.

Thanks to online tools, smartphones and other tools, it's become easier to help clients without ever meeting them face to face.

Today we have an accepted contract for two parcels of land. 

The situation was fairly unique.

The two parcels each were too small to sell individually and install a needed septic system, so they needed to be sold as a set to make a buildable lot.

Each parcel had a different owner, and for one parcel the owners are actually 3 sisters.

So in total, I've got 4 clients, 3 are out of state and I'll never meet.

Either a power of attorney will be used or the title company will mail out the closing documents to each of the sellers to sign.

And while this all might sound a bit strange, these four aren't the only sellers we're currently working with that we've never met, and are unlikely to meet.

Hello Liz and Bill - usual situations in real estate require local Cincinnati area real estate knowledge and competence.  That is especially true when there are circumstances that may be a bit out-of-the-ordinary for some but not for you.

The parcels had proven to be a challenge due to location and the need for septic.  We'd teamed up with a builder who had an option to buy if a buyer interested in building could be found.  LOTS of calls, but no one willing to commit, so ultimately we've got the two parcels under contract to close in September.

that is very unique.  I have NOT met one side or the other, but never ever both on a trasnsaction (with the exception being on a foreclosure and I never "meet" anyone from the bank when I list those)

Maybe it's a bit of a function of our online presence.  Local people already know a listing agent (or a dozen).  Out of towners go online and look and fortunately some of them find us.

A large part of my business is selling homes for out of state Sellers who have had rental property in Colorado Springs. Someone asked me this morning about how I am meeting with Sellers, and I can't remember the last time I saw one face to face. This seems to be the 'new norm.' Adapting is key.
