1. The house must smell good. It doesn't mean you have to perfume the house, but it does mean that you do need to repair pet stains by removing damaged carpets and sealing the floor and then installing new carpet and pad and then using an ozone machine and replacing the furnace filter, the house will smell clean and fresh.
2. The house must be staged well. This includes having the closets no more than 60% full. Look at each room and try to remove personal photos, items that are specific to a particular religious belief and remove extra furniture to make the room appear as large as it can be.
3. The home must be priced well. You must look at actives, pending sales and solds. In addition, look at expired listing to see what didn't work in the past. Make sure you look at the condition of your house compared to the comparables.
