Halfway through the year! How are Brookside home sales doing? Well, with interest rates continuing to fall, it's very competative for buyers right now. Well maintained, well priced updated homes sell quickly. Values are up compared to June 2019; year-to-date numbers are lower. I'm checking the stats for the main Brookside zip code of 64113, single family homes:

Prices were up over 13% compared to last June, and in a shorter period of time. Last month, eleven homes over $500K closed. Now let's check year-to-date numbers:

Overall, home values down 3% compared to same time period last year. However, notice fewer homes sold, but in a shorter amount of time. In the first half of 2019, seven $1,000,000+ homes closed--this year, just one so far. I believe COVID 19 had a huge effect on the usual busy spring market of March through May. Many potential sellers kept their houses off the market, resulting in less inventory. Listings are picking up now; who knows what will happen as the pandemic continues. Brookside homes continue to sells very close to list price.
Currently there are 30 single family homes listed in Brookside, and 13 of those are priced over one million dollars. Average list price is $795,950 and 58 days on market.
