Experience in the real estate business is a key factor when potential clients are in search of an agent. Experience comes in many forms. The element of “hands on production” within the business is at the top of my list.

Many agents have been licensed for decades, and they profess to be well-versed. Beware!!  Many of them “can’t close a door” much less represent you properly with the task of securing a home. Passing the real estate exam is not the definition of knowledgeable or well-informed.

The greater the number of closed transactions by the agent, the more confident and self-assured that agent will be. The performance of an agent who knows the business is like watching an award winning performance on Broadway.  The talent radiates.

Every transaction is unique. Every successful agent is matchless. Once you find that person, you won’t want to let go. Buying and Selling are two very important real estate functions, but having a well-informed “real estate advocate” always available to you is priceless.

Just another valuable thought for the moment…..no vagabond shoes!!!!

Hi Barbara Todaro -  Great post!

To me, the sad part is that a lot of buyers or sellers don't realize they are working with an agent who does not have experience or worse, puts their needs about the client.   I am learning something new every single transaction.  This is actually another reason I love this work.  It is never, ever boring!

Your absolutely right about passing a real estate exam not having anything to do with marketing and selling homes.  Preparation for the exam generally consists of legal and contractural elements instead.  I remember the horrible feeling back in 1981 when I first became licensed, and then instantly realized I knew nothing about selling real estate.  Fortunately, my first 10 years were spent in a Century 21 office, which had superb training in that realm.  And, the office was loaded with experienced agents who took me under their wing.

Hello Barbara - it's another example of caveat emptor - let the "buyer" beware - in aspects of life when faced with meeting/hearing/seeing "experts".   Due diligence is part of the "thought process".  Be prepared.  Be thoughtful.

Oh, I have preached this to agents too, Barbara! The agents who profess to have been doing this for decades and claim to be wildly successful are rarely the ones who are too. I would much rather have a 5-year agent who is selling $10M/year than a 25-year agent who sells $2M a year. Each and every year our Contracts change, lending changes, the market changes and selling $2M is not going to get them the experience that the consumer is yearning for when they hire the 25-year agent. (Well, unless that 25-year agent is selling 20 $100K homes each year - THEN he/she has some experience under his/her belt! LOL)

This is so true, the number of problems that arise with agents who have been in the business for a long time, but do few transactions is always high. They have not moved or kept up with the times.

The technology has changed so much even in door technology. It took awhile to figure out there are several different methods to close a simple door. My 5 year old grandson showed the door can have more than 1 combinations to get in.

Barbara, your point is so important for buyers and sellers to consider. 

Licensing school that is focused on legalities does little to prepare agents for the real world of RE. How many of us have learned at least once that when a buyer's expectations met up with reality, that HGTV had set their preconveived notions.  That explains it. That's an easy one to handle.

Agents will face much more. Do they have the ability to learn and grow in the every day RE real world classroom? Learn and apply and repeat.  That's how the knowledge base is built.  The seasoned agent who has done this has a treasure chest at their disposal that others cannot compete with.  The reality shows are far from real.

Hi Barbara Todaro - You are so right. I have seen my fair share of "agents", especially this year!  Every single listing whether you represent the buyer or the seller is different. It is amazing when you think about it.

Barbara, I so second your post, I have been in Real Estate 24+ years in the greater Los Angeles area, the benefits I bring to the table are the reason I have many repeat clients. Simple as it sounds I list and sell any day you reach out to me I either have some where between 15-18 listings and two or three that are being just sold or just put in Escrow... So you might say what is the secret? I answer my phone and give straight advice, some people think I am talking them out of a sale... well yes that might be true but I sleep well at night, Endre
