Barbara Todaro hi Barbara... in 27 years I've yet to have a house sell from an open house so I'm not holding my breath. If it does, I'll be happy and my colleague who is holding it open will be happy to represent the buyer.

Joan Cox hi Joan... no Open Houses for me! The last time I had a client who insisted some years ago, I had two with lots of traffic and no interest... tire kickers all. After that I told if he wanted open houses, he needed to do them himself and I'd advertise them... numerous open houses later, some 50+ people who walked through them, we sold the hold to someone who saw the home driving through the neighborhood and asked their Realtor to show it to them!  Two couples came yesterday... no offers... and not expecting one.

Laura Cerrano thanks, Laura. I don't personally hold open houses and this was held open by a colleague of mine who saw all of two couples come in. And that's why I don't hold open houses... there just has to be a more productive way to spend two plus hours.

Jeff Dowler, CRS thanks, Jeff... personally, I'm not a big believer in open houses. In all the years I've been in this business I've yet to sell a home from one. These days I'd say almost all my clients ask me not to have public open houses, which always disappoints my colleagues who'd like to hold one in my listings.

Endre Barath, Jr.  thanks for my morning chuckle, Endre. I've got two interested parties for this home so we'll see what happens. But another listing of mine that was listed on August 15th went into contract in under 3 days. I did not post about that here... don't see any purpose in doing any posting here until I can be certain that people can actually log onto the Rain and see my posts! I figure if I can't log on most days, neither can most other people.
