What is the RIGHT way to get started on Selling my home?

I am hearing some horror stories from people trying to sell their homes. Yesterday a local home owner gave me a call. He wanted to know how he could make is home selling process go smooth? He also told me a story of how his neighbor put his home under contract in only 1 day, but everything after that was hell. He did not want to end up like that. 

  

Yes, there are things he can do to make his home sale go better. It starts by getting prepared. Most people think finding a buyer is the only thing you need to do to sell a home. Many do not know and even fewer realize what it takes to get the sale to close. 

 

It all starts with hiring a local and trusted listing agent. There is a huge difference in agents. The service they offer is what sets them apart. Add in their experience,  communication, knowledge, ability, patience and willingness to help you. People often state that what makes me stand out, is standing by them and getting them through each step of the selling process.

 

For a lot of home sellers, money is the biggest factor to sell. How much will it cost them to sell and how much will the receive at closing? A great agent more than covers the fee by getting the highest price in quickest amount of time. Eliminating or reducing the stresses of home selling are well worth the efforts of a great agent.

 

So you hired a great local agent like me. You are ready to sell. What is next? The first step is finding the value of your home. Letting you know what the house is worth in today market. What price you should ask and what you might be the final sales price. The next thing i do is to go through the home to see what you can do to be able to get the highest price. The condition of the home directly affects it's value. It is ok if your home does need work. We do have buyers who are looking for homes to fix up. The price is slightly lower than a home that is completely redone and move in ready. There are things you can do to improve the value. There are also things you could waste your money on not getting any return, so asking a professional can help you both save and make money when applicable. 

 

The next conversation is where are you moving to. When would you like to or need to close? We can certainly help find your next home. Setting the timing up front before you list helps eliminate issues when you do find a buyer. Those who need to sell and buy, can be coordinated up front.

 

The next step is getting the home ready to sell. By walking through, we can let you know anything that may be an issue at the inspection. Many buyer agents love to offer full price to get your home under contract, then beat you up on the inspection to get the prce back down. By taking care of what we can see, can make a difference. Organizing the home to make sure it shows in the best possible light is next. Cleaning, organizing, removing clutter and bulky furniture help a home show better. 

 

So you hired the best agent, in my area that could be me. You priced your home. You got home ready to sell. The next step is your listing agent attracting the most possible buyer to your home. Not just any buyers, but buyers who are pre qualified, ready, willing and able to buy. Buyers who put their best offer in up front to get you the best possible price and terms for your home.

 

Congratulations, We got your home under contract. Now the hard work comes in. By being there for you through the inspection, the appraisal and monitoring the buyers mortgage process, we hope the process goes smoothly. Rarely does an issue not come up. Some small, some big.... but either way... they are handled behind the scenes to reduce or eliminate your stress. This is when an agents experience stands out.  

 

 

IN SUMMARY, it does matter who you list with. You do get what you pay for. Your stress level can be affected by a poor choice. Get a better sale by hiring a better agent.

 

All agents are not created equal. 

 

IN THE END: This seller asked me to come over right way. They were very happy that i spend so much time with them, answering their questions and setting them on the right path. They also walked me over to their neighbors whose sale fell through. She learned that inexperienced agents and discount plans do not work very well.  The bottom line is let me show you there is a difference in who you hire to buy or sell real estate,

Hi Scott... great advice... so many home sellers think it's easier to sell and market a home than it really is. So much has to happen in advance and behind the scenes. And, of course, hiring the right agent early on may be the first best crucial step in the process.

It's amazing to me that people do not run in fear when they see the sign FSBO Scott Godzyk . I believe any agent, regardless of experience, is better then NO agent.
