Closed and Pending Unit Home Sales Make a Strong Upward Move With Sales Prices Returning to a Positive Mode for Camas WA in June 2020
Last month's strong Pending Sales resulted in a strong posting for Closed sales this month; with Pending Sales looking good this month as well. New Listings are lagging badly, however. Here are the highlights for this month's report:
- The Short-Term Average Price Trend moved upward again is 9.04% higher than last year ($46,168); with the 12-Month Moving Average now strongly positive at 5.17%
- The Inventory level fell 0.6 months-worth to 1.2 months of supply for pre-owned homes.
- Approximately 58 Resale Homes closed in June 2020, compared to 49 Sold in 2020; which is 9 more (18.3%) compared to last year, and 23 more than last month;
- REO/Bank Owned property sales were 1 units (1.72% of total); up from 0 (0%) in 2019.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2019.
The Average Sales Price is now at $557,017, which is approximately $129,737 higher than the Clark County average for this month (a strong increase from last month).

Last year at this time the short-term line moved strongly above the long-term line while this year the short-term line is still well below the long-term trend. The long-term is in a holding pattern, however.
The chart below is showing the Average Closed Sales Prices returning to a positive up-trend mode. At this point in the current economic stress, the short and long-term price trends are so far on the same track they've been on for the past couple of years.

Two nation-wide trends are likely helping keep prices up in this area: 1) the move from big cities to small towns like Camas; 2) record-low home loan interest rates making financing more feasible.

Camas Resale Home Sales Inventory & Days on Market - June 2020
The Inventory-by-Month graph shows both New Listings improving over last month while Pending Sales matched last month's high level. Closed Sales made an even stronger gain. The Active Inventory level was decreased by quite a bit however, with New Listings not nearly as high a level as seen in previous years.
The middle chart shows both Average List Price and Closed Sales price each posting their second highest ever marks.
Finally, the Average Days on Market moved down by several days; while the Median made another relatively strong increase.
