Are You Doing What You Do Best?

We always ask our new clients:  “What can you do better than anyone else in your business?  Whatever, the answer is, this is where you should concentrate your time, and leave everything else to the professionals.

Two of our clients were listing/business magnets.  Both would walk out of their offices to run little errands like getting a cup of coffee, buying light bulbs, or sitting in the park. Every time, they would run into people who wanted to move up and sell, or had a friend in that category.

Both hated paperwork and minutiae, however, they felt compelled to do it themselves, or hover over their assistants to make sure it was done right.  That kind of hovering it resulted in assistants turnover and  became a vicious circle.

We convinced them that their job description was to get out of the office and bring the business in the door.  The rest would be handled under our temporary supervision, until they felt the freedom to do what they did best.

In other instances we have worked with agents  who have also become photographers, graphic designers, videographers, drone flyers, web developers, staging experts, marketing mavens, and SEO Jockeys.  If you have time to do all that, you are not doing what you are best which is bringing the business in the door.

These are secondary tasks, which undermine your value as a real estate marketing professional.  If you think you are saving money, think again, even if you are really good at it!

The broker owners of one of the companies for whom we developed a strategy, brand identity and web site decided to hire a photographer at their expense for every agent’s listing.  The owners felt that each home regardless of the price should be professionally photographed.

They also have a web development company on retainer for their agents’ web sites.  All the marketing materials are professionally designed for each agent: online newsletters, CMA’s, yard signs, print ads, and all print materials.

Their agents’ time is freed up to do what they are best at, selling and listing homes.  Since we have worked with them, the company has doubled attracting quality agents and has gained recognition as a leader in their market place and true professionals.

Nina Hollander I knew you did that, and it is good to have someone else do it for you.  Our housekeeper cleans our place in 3 hours, something that would take both of us at least 3 hours to do.  And every so often she even cleans our oven in that time...A

Hello Alexandra and Ron - standing on the outside and looking in, it's easier to see this happening in many businesses small and not-so-small.  And that's a shame.  Allowing others to prosper enhances the entire operation.

Hi Ron and Alexandra- your post reminded me of back in 2007 when I was completing my Home Staging course. It was filled with agents because they received extra credit for taking the course. At one point the agent I was sitting next to leaned over and said...if I have time to do all of the staging, then I'm not doing what I know how to do, and that's sell homes.

Hi Ron and Alexandra Seigel at RE/MAX offices, we run our own business....and the team hires a photographer to take all photos; provide narrated video; and they have all printed material done professionally at a local print shop.... I do the marketing....they list and show property, period....

we run our real estate business as a BUSINESS..... there are many job descriptions that have professionals performing...listing and selling are the most important and the agents focus on that...

Kathy Streib I think it is a good idea for agents to understand staging.  Because, like with everything else, there are great stagers, and there are mediocre stagers.  The same goes for photography, video, etc.  A

That is a great question, Alexandra!  It is important to identify where your talents are, and be able to delegate to others, that which you aren't at your best.

Myrl Jeffcoat Thank you for the feature.  I really believe that is why so many agents think that they work 24/7.  One of our control freak clients now spends two weeks at her home in Maui, Hawaii (before this virus hit), and enjoys her time away..  A

Good evening Ron and Alexandra Seigel ,

Love, love your post. I've always subscribed to "I'll do what I do best and hire the rest!" I love my favorite photographers (who also make the home video for me), Coldwell Banker Concierge takes care of so many things for me: brochures, Facebook Boasts, individual website of my listing, TV You-Tube video for our TV show, ad for Texas Monthly, just listed and sold cards, email blast of my new listing to my shpere and my community. Why would I ever try and take on these tasks? I do what I do best bringing in the listings!

Alexandra, not to be the contrary opinion, I am a one man show, I have 19 listings and we just put a deal together with a "well known team":))))) Saturday I get an email from the "name" congratulations we have a deal.... later I look and the buyer did not sign where the acceptance is on the counter offer.... fast forward to tonight.... after back and fourths with the "team leader" the "transaction coordinator" we managed to get the buyer to sign where the buyer was supposed to sign on the 25th then it took more time to get the "team" to understand that the deal was consummated on the 25th not the 28th... so with that said me and my self and my  TC  get things done more efficiently than the "army" of super stars.... Now with that said I do get the idea that those who are "Teams" get more recognitions and do more business even if it is sloppy business, Endre

My comment on this blog is that when I get an offer from another agent, the way it is written and presented tells me a lot about how much attention they pay to detail.  I don't use an assistant but do see the value of paying for one for those agents that are very busy!
