Real Estate Market Report for Addison, Texas:  July 2020

Residential Real Estate For Sale in Addison Texas

The total number of currently available residential properties for sale in Addison, Texas is 44, as compared to 37 last month.  Thirty seven are pre-owned and 9 are new construction. Currently for sale, there are:

  • 10 single family homes (ranging in price from $269,900 - $2,195,000)
  • 1 half-duplex ($315,000)
  • 20 condos ($198,000 – $469,000)
  • 13 townhomes ($315,000 - $495,900)

Twenty eight of the available homes have been on the market for longer than 30 days.  Homes are taking longer to sell as the market continues to correct.

The average number of days on the market for the “active” status, pre-owned homes is 61 days (as compared to 69 last month). The median number of days on the market is 36 days, compared to last month’s 47 days.

There are 18 homes in the pending status (waiting to close), as compared to 18 last month. Seven of these are new construction.

 

 Sales

Fifteen Addison homes sold/closed in July; 11 closed the prior month. The median number of days on the market was just 10 days, and last month the median was 30.  The average number of days on the market was 30 days. The range in July for the previously owned homes was 2 days to 122 days. The average price per square foot of all previously owned homes that sold is $188.27, up from the $172.43 average the prior month. The average list price to sold price ratio is 98.14%, an increase from last month’s 96.88%. There are still price reductions and offers accepted below full price, with few, if any, multiple offer situations.
