Professional Property Managers & Picking Good Tenants

There are so many essential things that make up what a good property manager is, that I hesitate to pick one item as the most important.  In fact, I think it is a mistake to do so.

 

But, Picking Good Tenant is certainly in the top ten of essentials.  The ability to screen out the bad apples and pick the good ones, is at the foundation of a good property management operation. 

The hard part for a landlord that hires a property manager is figuring out how to separate the property manager that can pick good tenants from the ones that are not so good.  It must also be factored into the equation how good the property manager is at taking calculated risks especially on marginal property.

I have this tip if you are trying to select a property manager.  Find out how long the company has been in business and find out how many properties the office rents out on a monthly basis.  Why?  Because if the company you are considering rents ten or more properties per month, and has been in business for two or more years, it is likely that they pick good tenants on a regular basis.  If they didn't, they would have so many eviction problems they would likely be out of business.  All things being equal, pick the busy and longer lasting company over the small newer one.

Look at percentage of properties versus vacancies, and also look at how many evictions are done in, say, a year.

Track record is important, but I don't agree that the newer, smaller company should always be passed over. Often the smaller company will work harder for your business and has a more satisfied clientele. We all started somewhere.

Brandon: All things being equal, I still go with the more active company.  It is true we all started somewhere, but risking your investment with a new company adds some risk.  However, we are discussing just one facet of the business.

Tina:  I do not know anyone personally in Orange County, but I suggest you try going to www.narpm.org  and see if you can locate a manager in Orange County.  This is an organization made up of property managers that strive for education and customer service.

My tenant selection is usually homeowners elsewhere or prospects who have just sold their home so landlord references are fairly uncommon....I do run credit reports and I KNOW how to READ the reports I get.  Reading between the lines on 30/60/90 day pays, deliquent cel phone and medical bills and college loans is just as important as getting their FICO score.

Knowing and seeing their financial obligations RELATIVE to their employment/income is CRITICAL in predicting problems during the tenancy.  Seeing which bills are PAID and which are allowed to go UNPAID shows their priorities and one-time credit glitches - medical problems, change of employment, divorce - go a long way to screen out BAD PROSPECTS v GOOD PROSPECTS who have had a blip in their credit.

Good Posting and I can't agree more.  We credit and criminal check our prospective tenants and it takes all of the guess work out of it. 

We are a new third party management company and I would add one thing to the discussion concerning how to pick a management company.  We are new to third party management but we are owners that manage our own properties.  I beleive that managing with the view point of an owner is one of the most important things to consider when talking to prospective management companies.  Ask those who manage for their own investment dollars and you will find another level of care and true asset management.

I don't think a small company is necessarily bad. I have found larger firms sometimes have TOO much going on and you can get lost in the shuffle. Although I am bias, we are a small firm :)

Robert, How true!  One does get thur once in awhile.   I have a Passive Agressive tenant who passed all the tests except the sniff test and he got thru anyway and now I am paying the Piper.  Uggghhh!  Jerry
