Maybe I shouldn't do this but hey that's never stopped me before.  If I need to take the post down I will.

Unfortunately this is a real listing that is active right now.

How to NOT sell a home 

Picture

1. Use 1 really crummy picture.  This pic is even worse than the pic that was on the Cobb county tax record site.  Just think if your drivers license picture was better than the photo you used on your website!

2. Overprice the home. - Price the home $6000 over the home down the street that also has a full finished basement when yours is on a slab.

3. Mention in your public comments that there is an allowance for the needeed repairs ..  and the section 8 tenant needs to be notified before showing

4. List the wrong zip code

5. List the wrong elementary school

 

Stuff like this hurts our profession.  There is probably a lot more that I could say.

Consumers wonder if there really is a difference in real estate agents .... I think it is very apparent that there is a huge difference!

I hope you can keep the post up.  There are lots of free tips on ActiveRain and other website about photo taking in addition to alloowing "pros" to take the photos to sell the listing.  Good points.

good post..I totally agree with you..amd most of the time the sellers never even see their printout and also many listings don't have enough info about the house..those agents are just lazy..what a shame for the sellers!!!

Unfortunately, I see way too many listings like this.  I'm always itching to call the seller and ask them if they know how bad their agent is :-)  I had a couple come through my open house a few weeks ago - they're selling their home just a few blocks away.  After the open, I tried to look up the listing ... I had a hard time finding it because the agent listed it UNDER THE WRONG ADDRESS!!  Wonder if they're getting a lot of showings?

It never ceases to amaze me the quality of bad photos that exist out there.

Some folks take pics from their cell phones,which is comical.

Some listings are easier than others to be proud of! In your example, the listing agent most likely never has been inside the property. The zip code is a totally diferent story. I don't see why you would need to take the post down. It seems that all parties have been unnamed and anonymous.

We have ongoing issues in our area with the same things you do.

 

One favorite 'trick' is to list multiple types for the same house, i.e. ranch, basement ranch, two story, etc.

I sometimes think I should call the agent and point out the errors of thier ways but then reality sets in and I don't.  Most agents don't look after themselves nor does it seem the brokers do.

That's a pretty weak listing alright.  I like that your tax department puts pictures of homes!   I didn't know that was an option.  As for the incorrect info in your MLS, couldn't you send in a correction notice about the zip code?  That's just plain bad info, and it makes us all look bad, and hinders your ability to do your job.
