I Dodged a Bullet....I think!
Joan Cox tells a story about a situation that I am sure most of us have had to deal with in real estate. It's one of the facets of real estate that I don't like, we have to weed through the fakes because of the carrot that is being dangled before us.
My web site has been working for me like CRAZY lately, and get a lot of unknown people on my site. I have my site set for the visitor to view three properties, then sign up form will pop up. From there, I have systems in place to stay in touch with those who do sign up, and some communicate with me.
Right when COVID reared its ugly head in Colorado, I got a web hit for homes for sale up to $2 million. She and her boyfriend were renting, and their lease was expiring in July. Since we were not able to show for eight weeks, potential buyers needed to view photos, Matterport, drive by the property, THEN write if they like it to get into the home. They also wanted acreage, preferably 35 acres in Douglas County. At this price point, the listing agents required either proof of funds or a lender letter. Before expending much time with a potential buyer, especially like this, I require this too. Too many scary stories.
Long story, but shorter - I sent properties, talked to the female almost daily, did comps on the rental they were in (they were thinking of buying it) and comps on the many homes they liked I sent. This went on for a good 8 weeks, and no sign of their ability to actually purchase, and actually felt slighted that I would even ask.
I started to feel like either I was in danger, or they were casing houses to burglarize. Just did not have a good feeling, and have to pay attention to that gut feeling!
The day it all fell apart, after 5/8 when we were again able to show homes, one home came up, that I knew would work perfectly, and the listing agent did not require proof of their ability to buy. I keep urging these "buyers" to call a lender just to get into these homes. (then I would KNOW they could buy) They kept insisting that is would probably be cash, as they were getting a large receivable from their business. She texted me that day and said she was sad I did not want to show her homes, and that they found someone who wanted to. I wanted so bad to respond, as a female these are protocols that need to be in place for our safety. PLUS, with COVID, we are urged not to take out "looky loos" right now.
I have been watching the sales for these type properties, and their names have not shown up. I think I bit the bullet on this one.....
