BBRRRRINNNGGG! "You've reached your Seller of Choice! I'm not at home at the moment, but leave your name and number and the price at which you think my home will sell in 30 days. If I like your answer I'll call you back!" BEEEEP!

When leaving messages for others on their voicemail, it's smart to pay attention to their outgoing message and its STRUCTURE.

Just as in face to face conversation, it helps to build your relationship with the person if you "mirror" the message you are leaving with the structure of the their outgoing message.

For example, if the outgoing message is a little lengthy and detailed, you know you are dealing with a detail oriented person. It is likely that they would prefer MORE DETAIL over less detail from you.

Conversely, if their message is short, "Hey this is Janet, leave a message!" then it is likely that this person will get frustrated listening to a lengthy message about who you are, why you are calling, where you can be reached and when.  Leave them a brief message with just the basic information.

Pay close attention to the TONE and ENERGY of their message as well, especially if you have never met this person. These two factors will tell you alot about them. Are they peppy and spirited or business-like and calm? Match your energy to theirs. Why? They will more likely than not warm up to you faster if they are comfortable with your approach and if you "reflect" their style and personality. 

Also, be sure in all your voicemail messages to leave your phone number at the BEGINNING of the message, so the person retrieving the message doesn't have to listen to your entire message again if all they are looking for on the second play is your number.
