Many agents tout their prowess as all the things then can do for their listings. They will cite all the latest and greatest tools, apps, and the multiple places the listing will appear!

 

Let’s dispel the mystery of marketing luxury or any other segment of the real estate.  The truth about marketing is pricing the home right.  Then showing it off in the best light.  That means providing the best possible presentation packaging and using those exposure tools to reach buyers and agents who represent them.

 

The real marketing challenge is getting the listing in the first place.  That means marketing YOU.  It is doing what it takes to achieve top of mind status.  You, the brand, has to come to mind more frequently than anyone else. It also means doing what it takes to facilitate word of mouth advertising.

 

And of course, you have to live up to your promise of value.  That is exactly why some agents get the lion's share of the marketplace, whereas others do not.

 

That way, they will be chasing you, not the other way around.  And that is why, we say, "we help you get to the listing table more often!"

Sirota, Esq. the fact that you had a very visible section in the Yellow Pages speaks volumes...It is expensive, and it shows you are willing to spend $$$ to do it with, so in the mind of the consumer there is success in your company.  Those high producers whose service in not top notch leave a wide hole for someone to come in and take it away.  In Napa we had a client who just go her license, and understand personal touch.  Withing 6 months she had made a significant dent in the market with her great service....A

Great post! This is exactly what I have been telling my stepson. He has moved here to work. He is working a full time job plumbing and wanted to work for himself evenings and weekends.
He’s returned calls, showed up when he said he would, charges a great price. He is super busy. He’s gotten so many jobs just by word of mouth.

Pricing is so important--often sellers don't realize that, thinking "I can always lower the price" But then, I find they are disappointed and can get resentful that an offer didn't come in at the inflated price--feel they are 'giving it away'.

Marketing yourself to stay top of mind is key if you want to be the agent consumers call to list their home. If you show value over and over you will get to the listing table more often. You won't get every listing but then you don't want every listing!

Like any business- those that do things right will see the results. I worked in finance as my first career. At one point I joined a startup backed by founders that had a famous/infamous background (one of the largest most successful hedge funds during it's time- but then they invested the wrong way - and nearly took the global economy down with them). The new start up serviced hedge funds because they knew what was missing at most firms. They had the right service with the right people. The result- they grew exponentially for years without spending a dime on advertising.
