I had a call on one of my properties by an unrepresented buyer.  He wanted to view the property, but did not want to use a buyer's agent.  He was under the impression that by not using a buyer's agent he was going to save money.  I didn't bother trying to dissuade him.

After a brief vetting conversation, I agreed to meet him at the property in about an hour.

I waited in the lobby for him to arrive.  He was about 5 minutes late, but his presence was clearly announced before he arrived.

A cloud of Drakkar Noir arrived a few minutes before he did.  Thank goodness I was wearing a face mask.

I think those bottles of fragrance are about 3.5 ounces, and I think he'd used about half the bottle.  Very sexy, right?

I was coughing pretty strongly, which I attributed to my allergies, when he looked questioningly at me.  Yeah... allergic to your drenching yourself with Drakkar Noir.

I think I'm going to need to go to the health club and sit in the Shvitz for a while... (Shvitz = steam room) to detox my lungs.  If he makes an offer on the property... I'm not meeting him for the inspection. - cough, cough! -

Alan- I totally hear what you're saying. There are some fellow walkers/joggers at the Preserve where we walk and when they pass by, Larry and I almost choke. And oddly enough, it all smells the same to me.

I rarely wear any aftershave or cologne. I use a really cheap lotion after shaving which has a hint of a smell but not overpowering at all. Many clients get put off by strong smells. But I do put on my pants, even when zooming.

Hi Alan,

It sounds like someone I knew many years ago who wore so much cologne that my eyes watered and I choked to.  Nice guy, but, come on!  

Maybe your guy should get tested for losing his sense of smell, maybe?

It could be that he doesn't understand what a spritz or two should be, not fifty!

Alan, how were you able to recognize the fragrance? This is funny. Sorry you had to go through an experience like this; I agree, steam baths are always a great idea. :)

Back when I had a real estte gency we had a title company rep who came to visit regularly.

I had developed an allergy to chemicals - especially perfumes - so when I saw her pull up in the parking lot I would suddenly find a reason to leave the office for a while. I think she bathed in her scent, as - like your customer - it always preceeded her into a room.

Once while I was gone my helpful secretary let her use my phone. I spent the rest of the day trying to scrub that scent out of the plastic. Ugh!

My Mom was interviewing listing agents some years ago and one came to the appointment with so much perfume on my Mom says she felt sick...and that also meant No Listing!
