Having listings right now is a wonderful position to be in, but that sometimes means you have clients looking for homes in a market where finding inventory is hard and when you do, most likley there is strong competition.
I had been working with some clients and several homes sold as fast as they came on the market. Even homes that they saw that had been on the market a while were selling.
However, they were prepared, had their commitment from the lender, and when the right property popped were ready to make an immediate offer before even seeing it. The seller was a little concerned and asked them to wait till they saw it, but would strongly consider their offer. As soon as we could view the property, we did. They loved it, we resubmitted our offer with a love letter explaining what they liked about the house and it was accepted. The seller was wonderful throughout the process and as we went through the inspection process and some things came up was willing to accept the proposal we put forward.
This week they settled and my clients wrote a wonderful testimonial.
On to the next deal, have a great weekend. Low rates are driving the buyer market and pushing up prices. However, it is not always price that wins the offer war.
