Unit-Sales Ease Slightly With Prices Continuing Their UpTrend for Battle Ground WA in July 2020
The very strong showing two months ago was not quite repeated for Pending Sales; although New Listings and Pending Sales rose even higher than previously. Prices continued in a positive direction but are still below their all-time high. Here are the highlights for this month's report:
- The 3-Month Moving Average Sales Price moved up by about $5,000 and is now $441,543 which is 10.26% higher than last year; with the 12-Month Moving Average now at $430,186 or, 4.06% compared to last year.
- The Inventory level for Resale Homes Remained at 1.2 Month's of Supply.
- Approximately 51 Pre-owned Homes closed, compared to 50 Sold in 2019; an increase of 1 homes (2.0%).
- REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) for the same month in 2019.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); compared to 0 (0%) in July 2019.
The Average Sales Price for Battle Ground moved up about $5,000 to $441,543 this month; and now leads Vancouver's price-level by $42,762 (down about $5k from last month).
Next up I have prepared a custom chart below to show the trend for Average Number of Pre-owned Homes Sold; with the short term (3-months-trend shown in red) and long term (12-months - blue) trend-line:
This month the short term trend-line is now well above the long-term trend-line this month; with the long-term trend-line holding steady. Year-to-date the unit sales are still about 6% below last year's level.
Next I have my custom chart for the Average Sales price trend:
Both short-term and long-term trends are positive, although the pace is not as steep as seen county-wide.

Both New Listings and Pending Sales posted strong marks; while Closed Sales retreated modestly. On a combined basis there was no change to the Active Inventory level.
The Average Price for New Listings remained strong this month posting the fourth highest level ever posted. Closed sales prices also came in at a very high level for this measure.
Lastly, Average Days on Market fell by a couple of days and Median Days fell by a day. With Available Active Inventory is still very low we expect the Days on Market measures to remain low in the near term.
