I am a little late in posting these stats...when every day is (almost) the same, my schedule isn't as rigid! It's the same story in Waldo--lots of demand, not much inventory, buyers going over asking price to secure properties. Here are the numbers:

Median sales price: $214,000 $241,000

Although the sales price is lower than one year ago, sellers are getting about 7% above the asking price! Houses are still going under contract within 48 hours of listing. Let's look at the year-to-date numbers:

Median sales price: $225,500 $228,000
No. of homes sold: 210 206
Days on market: 4 8
Prices have dipped somewhat YTD but no need to panic--there are a wide variety of home prices in Waldo and I think the year will finish up very strong as it's still a sellers' market. The lowest closed price so far this year is $42,000 and the highest is $520,000. Currently there are just 11 single family homes for sale in Waldo, with a median price of $215,000 and 29 days on market.
