What are you WORTH to a Seller?
In Denver, homes have been selling very quickly and typically Sellers were seeing multiple offers in a short period time (sometimes hours). Since school is back in session, it has calmed down a bit for buyers, but there are fewer listings coming on weekly. When homeowners thought all you had to do was put a sign in the yard, they tried very hard to negotiate your commission. If you knew how to handle multiple offers and negotiate with the appraiser for the offer that was over fair market value --- that solidified your worth!
REALTORS® will need to remember how to market as we go into this Fall since our listings COULD be on the market for longer than the past several years. Those agents that are new, and did not learn how to market may be in for quite the surprise.
We will need to guide our homeowners on the price, so as not to list over the fair market value, as in past years. Some homeowners still think we are enjoying those days! They were not the only ones spoiled with instant results!
Going into the Fall, we could see more of a stable market, where the Sellers do not have complete control. Buyers may ask for closing costs again. I have always been a bit tough on my Sellers - the home should be cleaner than you have seen in years, free of repairs, and "knock your socks off" curb appeal. You should be the prettiest home on the block! If they do this, even if/when the market is slower, you should get an offer quicker and an offer more appealing to accept.
There will be properties that STILL see multiple offers, especially if there are limited listings in the area, or if that listing stands out - condition, location & price. When you can show where you will be advertising, and all of what you will do after the offer is accepted, this will show the Seller YOUR WORTH.
It isn't only about putting a sign in the ground!
