My Own Personal Experience House Shopping in this market

So I am about to be homeless.  My house is sold, closing soon and I cant find what I want in this crazy market.

Empathy... Let's say I have buckets full of it for my borrowers that are out hunting.

 

I have lost count of how many Houses we have seen but there are some stand out observations I have made as I hunt:

  • SELLERS - GET the heck out of your house for showings.  It is very uncomfortable to look at someones house when they are showing it to you.  A buyer needs to talk about the Pros and cons of your home as they are looking... Decide if it is a good fit for them.  The two occasions I have had where the seller is home showing me the crap I would tear out the first day I own it.... I rushed through and didn't take the time to picture living in the houses.  The ones where the seller was not present: My wife and I took out time, talking about how we could renovate to make it our own or giggle at the one with a prison toilet as a 1/2 bath... They joys you just cant have if the seller is in the way.
  • Pictures: AGENTS- Where the heck are the photos? Why are they so bad??? Show me the Darn house, and put them in a logical order. I have found myself looking at the Google street view which is often a better picture then the blurry crooked one you took with your flip phone. Also: I am a Guy- the guy stuff is important to me so I like to see pictures of the garage and basement, and perhaps the actual dimensions of the aforementioned manly spaces.... I cant be the only one.
  • Descriptions: Proof reading would be nice and perhaps actually describing the home rather then just restating the bath and bed count?  A 2 car driveway is not the same as a 2 car garage. Is it a Crawl, Basement or Slab?  Paint the picture for potential buyers.
  • Maps:  Now this may just be a NJ thing, but so often the map is wrong.  Quick tip here- people buy location - and if the location is wrong on the MLS it will either make people mad or may keep people from seeing it. Check your work before you submit the listing!
  • Clean the House!  Thankfully I have not come across this all that much, but one on Sunday- I'll just leave out the gory details but say- the bathrooms were worse than a bad gas station bathroom. (to be fair, most we have seen have been very clean)
  • Turn the lights on!  This goes for pictures as well. Most of us want a bright inviting home
  • Turn on The AC! Doesn't it work?  This is not a place to skimp when people are thinking about your house.

Michael Jacobs - Downsizing is NOT easy!  I still want the big pieces of my house, just not as many of them.. and I am not at a point in life where I want to settle.  Moving is not fun!  Thanks for stopping by.
