
Besides location, price, wants and needs, there's something else to consider when buying a new house.
INTERIOR IMPROVEMENTS
Light fixtures don't have to be expensive but if it's the same light fixtures since the year the house was built a decade or more ago, it's easy to think the house needs to be updated. A Seller is closing the door behind. A Buyer is opening up a new door! Let there be light. Make it interesting. New lights are a cost-effective way to update rooms.
Hardware are the jewels on wooden cabinetry. Where there is water, there is likely to be worn out cabinets. When it comes to finishes the eyeballs are like magnets - flaws show up big and seem to stare back at Buyers.
Sinks and faucets - let them shine without dishes, small appliances, and distractions.
Fresh, clean, harmonious floor designs that flow tends to do better than rooms that are choppy. Very dark or very bright colors can turn buyers away.
Window treatments are subjective but Buyers approve glass they can see through. Once the buyer gets behind the closed door, they are curious about what's outside.
EXTERIOR IMPROVEMENTS
A door makes or breaks a good first impression. A door should complement the exterior of the home. A door that one has to struggle with to open or close may cause a Buyer to lose interest quickly. Exterior home maintenance typically is not something a new Buyer wants or feels it's their responsibility.
Every Seller should ask themselves truthfully, what makes your house so special and how can I make the exterior pass the test so that a Buyer is willing to walk in the front door and pay what you're asking to buy your home?
I have been helping Buyers and Sellers buy residential properties for more than 17 years. There's a lot to take into consideration when a Seller decides to put their home on the market. Before the Buyer chooses. Before the Appraiser puts a value on your property. How much do you, the Sellers value your home enough to secure a good sale knowing you did everything you could by demonstrating how much you valued your home enough to sell it for the price you and the Buyers agreed? As they say, one door opens; another door closes.
