❤️❤️❤️ Writing Love Letters ❤️❤️❤️

❤️❤️❤️ Writing Love Letters ❤️❤️❤️

Love letters are often written to express the love between two people in a relationship but have recently made a huge showing in the real estate industry to secure a property for home buyers.

My advice: Please don’t show them to sellers. The letters explain, at length, are often emotion packed, how much the potential buyers love the home and it will be so great for them, blah blah blah.

This is a potential lawsuit waiting to happen if the buyers do not secure the property.

Here’s why: They could say that “Sellers discriminated against my family because (multiple reasons) or we included very private details about our situation and then they wouldn’t sell it to us."

It may also be filled with Fair Housing violations.

Please don’t send one, and if you get one don’t show it to the seller then tell the buyers agent that you will not show it.

Tell them why. Your thoughts?

Nina Hollander, Yes, too many risks! I will follow my broker's advice, he is a very wise man and knows what can potentially happen when it comes to sour grapes. Thank you fo rthe Second Chance Saturday suggestion, much appreciated.

Good for you to avoid that scenario Lise Howe, it can create so many unexpected problems. While you are unable to prevent buyers from writing a love letter, you do not have to be the post office!

There’s something to just spreading the love and giving it out liberally and fully.

Wanda Kubat-Nerdin - Wanda Can! It’s really good to be authentic that way the way they’re doing. It’s crisp and clear and wonderful that way!

Hello Wanda - it's difficult to "take back" words in writing.  As for real estate dealings/transactions - it's "just the facts".

That practice has been a flat out NO don't ever EVER do that! And I teach this as well to agents. It is so fraught with possible litigations.

Wanda, the material on this is staggering.

1. pro dear seller letters

2. pro dear seller letters

I have presented them in the past and my buyer's won over competing offers.

Today is different, I may advise buyer to subject their letter to attorney review if they wish it presented to seller.

I have only seen one of these letters and it was several years ago.  This is such great advice and something I probably would not have thought about in this way.  You are so right and I am so thankful I read this today.  Most of the time the sellers are just looking out for their bottom line anyway - they want the love shown in the price you are willing to pay.  Congrats on the feature!

Good morning Wanda Kubat-Nerdin - Wanda Can! ,

This has been a topic our Broker has been discussing with us. These love letters are definitely an open invitation for lawsuits..showing a picture of the family is especially a huge pitfall you don't want to be involved in. I had a seller tell me don't show me any letters from buyers..... I don't want to be swayed by emotion just the facts and bottom line for me!

It is so rewarding to achieve goals for clients who depend on us Laura Cerrano, especially buyers in a brisk market. There are some things to avoid as well!

Anna Banana Kruchten Arizona's Top Banana!, I did it once (years ago) and it made zero difference and then was warned of all the risks involved. Never again!

That could be a very costly letter for any seller, in my opinion Kris Collis, Associate Broker, even if the intentions are sincere. A buyer can write one if they wish but I refuse to present!

A love letter does add unecessary emotion to the transaction and is best left undone. Thanks you for the well wishes Brenda J. Andrew!

Wanda- I'm so happy that this was featured!!!!  On the surface it seems nice but when you look at the possible ramifications especially in this litigious world. it's best to never let the sellers see them.

Wanda,

Interesting ... that offerI had not thought of possible litigation- but I get it.  I had buyers write one to my seller recentlly.  They did choose that offer- but it was also the strongest.  Thanks for opening my eyes to the negative side of this practice!  Kathy

I have always told my sellers that the only thing of interest to them in deciding between offers are the terms, that may include arbitrary things other than just price. As for my buyers, if they want to write one I will deliver it, it is up to the other side what to do with it.
